Subang Jaya, 14 October 2024—Over the weekend, Avaland celebrated the grand opening of the new Avaland Show Village at Avenue25. This vibrant mixed-use development seamlessly blends nature with urban living, showcasing Avaland’s commitment to fostering a self-sustainable community that prioritizes ecological integrity, social connections, and economic vitality for all residents and surrounding communities.
Avenue25 occupies a large 13-acre plot of land and is bordered by a 6-acre green area. It is an example of a “Forest-Inspired Vertical Green Village.” Avaland intends to establish a new standard in Subang Jaya by prioritising sustainability and aiming for GreenRE Gold certification throughout each phase.
Avenue25 has easy access to residential, commercial, and recreational areas and is planned as a walking community. Inviting paths made possible by the Central Green Spine and Green Shoulders inspire people to get outside and socialise with one another and the natural world. To improve the quality of life for both locals and guests, a Green Oasis Retail Village is planned, encompassing approximately 100,000 square feet of varied retail space. Avenue25 is easily accessible to public transit and major roads, with a connecting bridge to the USJ21 LRT Station improving community connectivity. It is only a 10-minute drive from Subang CBD. Electric vehicle (EV) chargers and more than 1,000 native plants contribute to Avenue25’s commitment to environmentally responsible practices. These programs aim to raise everyone’s standard of living while encouraging a sustainable way of living.
Avaland CEO Mr. Apollo Bello Tanco (Pol) stated, “Avaland is committed to exploring new opportunities for growth in the Malaysian real estate sector,” during his welcoming speech. We want to further improve the lives of our residents and the larger Subang Jaya community by continuing to improve the infrastructure and putting an emphasis on community involvement. We cordially encourage everyone to tour Avenue 25’s brand-new Avaland Show Village and experience a new, environmentally conscious way of life.
“There was a great deal of interest in August 2023 when Alora Residences Phase 1 was introduced. In the next weeks, Avaland will present the complete Avenue25 master plan along with Phase 2 of Alora Residences. Additional serviced apartments, shops, and an extensive transit hub will be developed in later phases of Avenue25, the speaker continued. Pol underlined that Avaland’s steady expansion is a sign of consumer confidence in the developer’s products and capacity to satisfy requests from customers. Regarding the future, he is still upbeat about the chances for 2025. Avaland recently released its financial results for the second quarter that ended on June 30, 2024 (2Q2024), showing that sales more than doubled to RM432.9 million from RM190.4 million, and net profit more than tripled to RM42.8 million from RM11.2 million.
Due to excellent take-up rates for active projects including Casa Embun Phase 1 (99%), Sanderling (90%), Alira Subang Jaya (92%), and Amika Residences (60%), property sales increased by 78.6% to RM476.3 million. With a combined gross development value (GDV) of RM1.7 billion, Avaland introduced four brand-new projects in 2024: Phase 2 of Casa Embun, Amika Residences, Aetas Seputeh, and Anja Residences & Signature Retail. All of these projects have drawn favourable feedback from the market.
As of June 30, 2024, unbilled sales stood at RM954 million, up from RM863 million at the end of 2023, providing strong earnings visibility for the coming years. For more information about Avaland and its projects, please visit www.avaland.com.my.
