The finished space gets the attention, but the thinking behind it makes everything work. In commercial interior fit-outs, growth depends on bringing design, budgets, people and deadlines together without losing sight of the bigger picture. For Adrian Kan Wai Chun, Managing Director of Adnex Group Berhad, this approach has shaped his ambition to build a business that combines operational precision with sustainable growth. Since establishing the business in 2004, he has guided the Group through more than two decades of development, culminating in its listing on Bursa Malaysia’s ACE Market on 17 March 2026.
Adnex specialises in commercial interior fit-out and turnkey design-and-build solutions, serving multinational corporations (MNCs), financial institutions, automotive companies, professional services firms and healthcare providers. Its clientele includes Tesla, Deloitte, OCBC, DBS, Public Bank Berhad, Bursa Malaysia, KPJ Healthcare and SKMC. Rather than entering the residential market, Adrian has deliberately concentrated on mid-to-high-end commercial projects, where technical expertise, accountability and execution standards carry considerable weight.

The Group’s operations are centred on four main business segments: Corporate Offices, Healthcare, Hospitality and Education. Corporate Offices has remained Adnex’s core business for more than 20 years, providing a strong foundation for its operations and industry relationships. Meanwhile, Healthcare, Hospitality and Education form important parts of the Group’s growth strategy, allowing it to extend its expertise across sectors with distinct operational requirements. By building on its established corporate portfolio while developing these complementary segments, Adnex aims to broaden its market reach and capture emerging opportunities.
Adnex’s competitive edge lies in looking beyond the price tag. Adrian explains that tenders often weigh technical capability and commercial pricing equally, requiring contractors to demonstrate a proven track record, an experienced team, reliable suppliers, and strong safety and compliance standards. ESG practices, waste management and risk mitigation also form part of the evaluation, alongside the financial capacity to sustain a project from start to finish. After all, a competitive price may open the door, but the right expertise, resources and commitment are needed to see the job through.
Behind Adnex’s ability to take on projects of different scales is a combination of capable people, reliable partnerships and well-established working procedures. Over the years, the Group has built a network of more than 2,000 suppliers and subcontractors, giving it greater flexibility to source resources and manage multiple projects without depending on just a handful of partners. Internally, its standard operating procedures guide everything from work sequencing to material use and quality control, helping maintain consistency across assignments. This operational foundation is complemented by client relationships built over time, with Adrian highlighting around three years of engagement with OCBC and continued involvement in projects for established corporate clients.

Adnex’s growth is also reflected in its financial performance, with the Group recording approximately RM94 million in revenue in 2025, according to figures shared during the interview. Looking ahead, Adrian sees considerable room for growth as Malaysia’s interior fit-out market expands. He estimates that the market was worth RM4.73 billion in 2025 and could reach RM6.11 billion by 2030, creating a broader landscape of opportunities for established players to expand their businesses.
The projected market expansion presents significant potential for Adnex even without an increase in market share. Based on its estimated 2% share of the market, maintaining its current position could see revenue reach approximately RM122 million by 2030. This illustrates the growth potential created by an expanding market alone, rather than setting a ceiling on the Group’s ambitions. Beyond this baseline scenario, even a modest increase of one percentage point in market share, from 2% to 3%, would further strengthen Adnex’s growth prospects. As the Group continues to strengthen its market position and pursue opportunities across its four business segments, its future growth will depend on its ability to secure new projects, expand its client base and execute its growth strategy.
For Adrian, the next wave of opportunities lies not only in new developments but also in giving existing buildings a new lease of life. Kuala Lumpur’s older commercial properties, together with hotel refurbishments and upcoming hospitality projects, offer potential avenues for Adnex to expand its project pipeline. He also sees Malaysia’s tourism push, including the Visit Malaysia initiatives, as a catalyst for demand for upgraded hotels and commercial facilities. Beyond the hospitality sector, the country’s strategic location, multilingual workforce and comparatively competitive labour costs also strengthen its appeal as a regional business-services destination.
Alongside these market opportunities, Adnex is pursuing domestic expansion across Johor, Penang and East Malaysia, with particular attention to Sarawak. Although Indonesia and the Philippines were previously considered for overseas growth, geopolitical and investment uncertainties prompted a reassessment of priorities. Adnex has established its presence in Singapore and is actively participating in tenders for commercial fit-out projects, marking its first step towards regional expansion. This move provides a platform for the Group to explore opportunities beyond Malaysia while building on its experience in serving corporate clients and delivering commercial projects.
With its Bursa Malaysia listing marking a defining milestone, Adnex enters its next chapter with more than two decades of experience behind it. For Adrian, the journey has always been about more than securing contracts or achieving financial milestones. It is about building a business where capable people, trusted partnerships and disciplined execution work hand in hand. As the Group strengthens its position in Corporate Offices while expanding its presence in Healthcare, Hospitality and Education, its focus remains on translating market opportunities into sustainable, long-term growth.
For Adrian, listing on Bursa Malaysia was never the destination. It was the beginning of a much bigger journey for Adnex.
