Home Ownership Campaign is an initiative designed by the government to aid homebuyers in search of purchasing a property. At the same time, also encouraging the sales of unsold properties in Malaysia.
This campaign was originally from the 1st January to the 30th June of 2019 but was amended to the 31st December. So, good news from home finders! This is the best time to buy your dream home!
The Properties HOC Covers
With a collaboration of many major developers in the real estate industry, HOC aspires to provide a wide variety of qualifying properties to suit buyers taste. The registered properties HOC covers are valued between RM300,000 to RM2.5 Million.
They are also registered with the following authority for each region:
- Peninsular Malaysia – Real Estate & Housing Developers’ Association Malaysia (REHDA)
- Sabah – Sabah Housing and Real Estate Developers Association (SHAREDA)
- Sarawak – Sarawak Housing and Real Estate Developers’ Association (SHEDA)
The properties that HOC provides are all new. However! Properties that are SoFo, SoVo, and SoHo are not qualified for HOC. The properties that are listed must also only be for residential purposes.
But fret not! For there is no limitation to the purchases of properties you can buy!
The Incentives
So, why should you start purchasing properties affiliated with HOC? Because of the key financial support you’ll receive as benefits! And yes, the campaign is free. (Not for developers)
10% Discount by Developers
For properties listed under HOC, applicants will get a minimum of 10% reduction to the purchasing price.
Full Stamp Duty Exemption till RM1 Million
Successful applicants will enjoy a 100% exemption of stamp duty on the Instrument of Transfer up to RM1 Million for any purchase of the residential home.
Partial Stamp Duty Exemption till RM2.5 Million
Applicants will receive a payment of 3% of stamp duty on the Instrument of Transfer on properties that are more than RM1 Million till RM2.5 Million.
Who’s Eligible?
When it comes to HOC, the scheme has a rather relaxed criteria compared to others.
- Malaysian Citizens (Both purchaser & co-purchaser)
- Registered Properties (Listed developers in the scheme)
- Residential purposes (Purpose of purchase for residing only)
And remember! It’s only valid from the 1 January to 31 December. So get the stamp on the Sales and Purchase Agreement (SPA) before then!
